Why is the analysis done over a 5 year term?
This is for two reasons. The first reason is because of cosmetic reasons. Some of the reports look too cluttered or almost unreadable if the term is increased beyond 5 year. The second reason is because it is difficult to predict environmental variables (vacancy rates, property appreciation, etc.) over a longer period of time.
